Landlords have legal duties to keep gas appliances, pipework and flues safe in rented properties. A landlord gas safety check must be carried out by a Gas Safe registered engineer and the tenant should be given the gas safety record in line with the legal requirements.
For rented homes, the landlord is responsible for arranging an annual gas safety check by a Gas Safe registered engineer. A record must be provided to existing tenants within the required timeframe and to new tenants before they occupy the property. Gas appliances and flues must also be maintained in a safe condition.
A gas safety certificate is not the same as a full boiler service. A CP12 checks safety at the time of inspection. Servicing is separate maintenance and may be needed to comply with manufacturer instructions, warranty conditions and long-term reliability.
