Landlord Gas Safety Certificate / CP12

Landlords have legal duties to keep gas appliances, pipework and flues safe in rented properties. A landlord gas safety check must be carried out by a Gas Safe registered engineer and the tenant should be given the gas safety record in line with the legal requirements.

What the inspection covers

  • Gas appliances listed for the property, such as boilers, fires or cookers.
  • Flue and ventilation checks where required.
  • Appliance operating pressure or gas rate checks where applicable.
  • Flame picture, burner operation and safety device checks where appropriate.
  • Visual inspection of accessible gas pipework and appliance condition.
  • Recording defects and advising what needs repair or further investigation.

Legal requirement summary

For rented homes, the landlord is responsible for arranging an annual gas safety check by a Gas Safe registered engineer. A record must be provided to existing tenants within the required timeframe and to new tenants before they occupy the property. Gas appliances and flues must also be maintained in a safe condition.

Important for landlords

A gas safety certificate is not the same as a full boiler service. A CP12 checks safety at the time of inspection. Servicing is separate maintenance and may be needed to comply with manufacturer instructions, warranty conditions and long-term reliability.
